The project includes 38.2 acres of Mixed Use, 25.45 acres of Community Commercial, 13.49 acres of Public Facilities (Public, Private and Transit), 33.07 acres of Community Park, and 8.97 acres of Mountain House Creek Community Park. The project is consistent with the Master Plan and Specific Plan Il. The project is not under a Williamson Act contract. The Property is zoned M-X(Mixed-Use), P-F(Public Facilities),C-C(Community Commercial)and the General Plan designation is M/X(Mixed-Use), P(Public),C/C(Community Commerical). PROJECT LOCATION:The project site is bounded by Byron Road on the north, Mountain House Parkway on the east,Specific Plan I on the south and west, and the north bank of the Mountain House Creek Corridor on the northwest. The project is located in the central portion of Mountain House,approximately 3 1/2 miles northwest of the City of Tracy. (APN/Address: 209-040-18& 19,209-050-11 &209- 150-31;25 E.Main Street,Mountain House)(Supervisorial District 5) ENVIRONMENTAL DETERMINATION: The San Joaquin County Community Development Department has prepared an Initial Study ("Checklist')of the project. The Checklist concludes: That a Master EIR has been prepared for the project(Mountain House Master Plan and Specific Plan I, September 1994,SCH#1990020776);That all potentially significant impacts have been addressed in the Master EIR; That the proposed project is a subsequent project within the scope of the Master EIR;That the Initial Study for the project has found that there are no additional significant effects, nor any new additional mitigation measures or alternatives required for the project that are not already discussed in the Master EIR and subsequent environmental documentation under the Master EIR; and that the project incorporates or will incorporate all feasible mitigation measures set forth in the Master EIR. The Master EIR and the Checklist are available at the Community Development Department for review. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than April 12, 2012. Comments or recommendations received after that date will not be used in staffs analysis and recommendation for this application.
