Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Mitigated Negative Declaration; and <br /> 2. Approve Major Subdivision No. PA-0400789 with the Findings and Conditions of Approval <br /> contained in the staff report. <br /> Findings <br /> 1 The proposed subdivision is consistent with the General Plan, any applicable Master Plan, Specific <br /> Plan, and Special Purpose Plan and any other applicable plan adopted by the County. <br /> • This finding can be made because the R/L (Low Density Residential) General Plan <br /> designation and R-L (Low Density Residential) zone permit the subdivision as proposed. <br /> This project complies with the General Plan density requirements for the R-L zone (2-6 <br /> primary dwelling units per gross acre). There are no Master Plans, Specific Plans or Special <br /> Purpose Plans in the project vicinity. <br /> 2 The design or improvement of the proposed subdivision is consistent with the General Plan and any <br /> applicable Specific Plan or Special Purpose Plan. <br /> • This finding can be made because the design and improvements of the proposed <br /> subdivision are consistent with the standards contained in the General Plan as reflected on <br /> the Tentative Map. Each parcel will be served by public wastewater treatment through the <br /> City of Stockton, public water service through California Water Service, and public <br /> stormwater drainage through a detention basin to be dedicated to County Service Area No. <br /> 41. <br /> 3. The site is physically suitable for the type of development proposed. <br /> • This finding can be made because the parcels all satisfy the minimum lot size and width <br /> requirements for parcels in the R-L zone. The minimum lot size in the R-L zone is 6,000 <br /> square feet, and the minimum lot width is 60 feet. Public sewer service, public water <br /> service, and public storm drainage are available to the project site. <br /> 4 The site is physically suitable for the proposed density of development. <br /> • This finding can be made because the Tentative Map is consistent with the General Plan <br /> density requirements of 2-6 dwelling units per gross acre in the R/L General Plan <br /> designation.
