As an adjunct to the database search, the subject property
background and history of past use have been investigated. Interviews have been conducted and a site
reconnaissance completed. The data pertinent to this investigation can be found in the body of this
document. The primary investigator for the assessment is Ms. Abigail Racco, Project Manager.
LDue to concerns regarding potential liability for toxic hazards which may adversely impact real estate
in general, investors need to assess property before sale or purchase to determine if current or past
occupants or surrounding land uses could adversely impact property development or result in future
Lliability for the investor. Good commercial and customary practice for conducting a Surface/Subsurface
Contamination Report for a parcel of property is to identify recognized environmental conditions.
According to ASTM Standard E 1527-00, paragraph 1.1.1, the term recognized environmental
conditions means "...the presence or likely presence of any hazardous substances or petroleum
Jib.. products on a property under conditions that indicate an existing release, a past release, or a material
threat of a release of any hazardous substances or petroleum products into structures on the property
V or into the ground, groundwater, or surface water of the property."
1
LODI ■ SACRAMENTO ■ MODESTO
i.
ENVIRONMENTAL DIVISION 902 Industrial Way,Lodi,California 95240 ■209.367.3701 ■ 209.369.4228 ■.noandersonxom
L
