w. This development is subject to reapportionment under the San Joaquin Area Flood Control Agency <br /> Assessment District No. 96-1 (Flood Protection Restoration Project). An application requesting the <br /> reapportionment of the unpaid portion of the assessment, along with payment of the reapportionment <br /> fee, shall be provided prior to approval of the Final Map. <br /> x. The applicant/developer shall pay their fair share for the cost of widening Del Mar Avenue to provide <br /> for one left-turn land and one right-tum lane, prior to approval of the Improvement Plans. The fair <br /> share amounts to$5,671.00. <br /> y. A State National Pollutant Discharge Elimination System(NPDES) Construction Permit Notice of <br /> Intent shall be filed with the State Route Resources Control Board if over one acre of total ground is <br /> disturbed. <br /> z. This subdivision, including streets, is subject to the Count Storm Water Quality Control Criteria Plan, <br /> which requires treatment, filtration, or infiltration of the 85 percentile storm and post-construction <br /> Best Management Practices. <br /> aa. The abandoned portion of Walker Lane shall have all necessary utilities relocated to the new Walker <br /> Lane, and the area east of the new Walker Lane shall be merged to the existing parcels, prior to <br /> approval of the Final Map. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Michael Escotto,468-3443) <br /> a. The Surface and Subsurface Contamination Report dated November 15, 2004,was deemed <br /> incomplete. Prior to a Final Map, an addendum shall be submitted to and approved by the <br /> Environmental Health Department. <br /> b. Written confirmation is required from Public Works that improvements have been constructed or <br /> financial arrangements have been made for any improvements for public sewer required by the <br /> agency. In addition, written confirmation from Public Works that the agency has or will have the <br /> sewer capacity to serve the development is also required. (Development Title Section 9-1100.3) <br /> c. A letter from the water supplier will be required stating that they have the capacity to serve the <br /> development and that the system meets State standards prior to recording the final map. <br /> (Development Title Section 9-1100.3) <br /> d. The applicant shall provide Environmental Health written documentation that the potential hazardous <br /> materials(oil drums, above ground tanks, etc.)mentioned in the Surface and Subsurface <br /> contamination report shall be properly disposed of in accordance with California State laws prior to <br /> Final Map approval. <br /> e. Open, pump, and backfill the septic tank,seepage pit, or excavation under permit and inspection by <br /> Environmental Health prior to Final Map approval.
