INTRODUCTION <br /> FFThisitability Study presents the results of our investigation concerning the soil strata and <br /> under the subject property referenced on the Title Page. Our study was completed <br /> to satisfy the requirements of the San Joaquin Environmental Health Department, specifically: 1.) <br /> To determine if the homesite Parcel that is being split-off remains acceptable for a septic system <br /> which will function properly for its anticipated lifespan,2.) Test water from the on-site domestic <br /> well for nitrate and the agrichemical DBCP/EDB, and 3.) Provide recommendations based upon <br /> the environmental criteria encountered in this study. Our report is in compliance with the <br /> requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of <br /> the San Joaquin County Ordinance Codes. <br /> SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The purpose of this project is to create a homesite parcel. The subject property is currently zoned <br /> Agriculture-40 (AG 40) and will consist of two Parcels: Parcel "1" will be the residential parcel <br /> that contains an existing home with a well and septic system. This Parcel was originally <br /> specified to be 10 acres; however, it is our understanding that due to Parcel size requirements and <br /> Williamson Act issues,this homesite Parcel is now to be 5 acres. The attached Tentative Parcel <br /> Map does not reflect this change, but does illustrate the designations and orientation of the <br /> subject Parcels. The remaining Parcel is referenced as the "DESIGNATED REMAINDER" <br /> Parcel and will be 40.51 acres. It is currently planted in pasture grass. As noted on the Tentative <br /> Parcel Map, there are no buildings on the Designated Remainder. The topography of the site is <br /> flat with a contour line of 10 feet traversing north of the property. However, design criteria for <br /> slopes may have to be considered if a second unit dwelling is built, in which the structure is built <br /> above the flood plain. On-site stormwater drainage flows to the north, south east and west from <br /> the homesite onto the surrounding pasture. Additionally, there is a drainage ditch adjacent to <br /> Mancuso Road. Drainage does not appear to affect the existing septic system. The property is <br /> subject to the 100-year flood. <br /> The property is located east of the city of Tracy, directly east of Interstate 5 and consists <br /> predominately of agricultural production land -primarily pasture land due to the high water <br /> table. Surrounding structures consist of very low density single family housing, residential <br /> ranchettes, barns and the Duel Vocational Institute. Sewer hookups for the houses on Mancuso <br /> Road to the City of Tracy will probably never occur. <br /> A review of Application Permits on file with the San Joaquin County Environmental Health <br /> Department shows there have been no Applications for Repairs/Additions to septic systems within <br /> the one-half mile radius study area,with particular emphasis to houses on Mancuso Road. Since the <br /> water table is definitely shallow in this area, seepage pits or sumps are not allowed. Mr. Pombo <br /> stated that he has never had a problem with his septic system,other than during the floods of <br /> 1997/1998. The lack of septic system repairs and additions within the study area may be attributable <br /> to the extremely low density of housing and the possibility of repairs/additions occurring privately. <br /> Page -1- <br /> va!!ey dig Research <br />
