EMGEO <br /> INCORPORATED <br /> 1.0 INTRODUCTION <br /> Richland Ventures, Inc. retained ENGEO Incorporated (ENGEO) to perform a Phase One <br /> Environmental Site Assessment on the Matlock Property (Property), which occupies APN 191- <br /> 27-01. ENGEO has performed this Phase One Environmental Site Assessment in general <br /> conformance with the scope and limitations of ASTM 1527-00 and according to our contract <br /> dated June 11, 2003. <br /> The Property encompasses approximately 100 acres located in the City of Lathrop, San Joaquin <br /> County, California. A review of�erial photographs and av able lustonc record revealed the <br /> Property and nearby properties has been used for rural residential development, alfalfa <br /> production corn cucumbers and sugar beets The records research did not find documentation of <br /> soil or groundwater impairments arising from the historic use of the Property. A review of <br /> regulatory databases maintained by county, state and federal agencies found no documentation of <br /> hazardous materials violations or discharge within the Property. <br /> 2.0 PURPOSE AND SCOPE <br /> 2.1 Purpose of Phase One Environmental Site Assessment <br /> The purpose of this Phase One Environmental Site Assessment is to identify recognized <br /> environmental conditions associated with the Property. As defined in the American Society for <br /> Testing and Materials (ASTM) Standard Practice E 1527-00, a Recognized Environmental <br /> Condition (REC) is "the presence or likely presence of any hazardous substances or petroleum <br /> products on a Property under conditions that indicate an existing release,a past release, or a material <br /> threat of a release of any hazardous substances or petroleum products into structures on the property <br /> or into the ground, groundwater, or surface water of the Property." <br /> 5943.5.001.01 Page 1 <br /> June 25, 2003 <br />
