Bella Gardens At The Vineyard,Attachment A <br /> Todd& Annette Roddan Application For Use Permit <br /> Operational Statement: <br /> Due to the changing business environment our current use (a nursery) is quickly becoming no <br /> longer financially feasible. After many years of research, we've decided that the County would <br /> benefit greatly by a wine cellar (off-site) and our property is ideally situated to accommodate <br /> this need. <br /> However, due to the change of use from a nursery to a wine cellar (off-site) we are seeking the <br /> approval of the County for a use permit for our new use. The current use as a nursery is no <br /> longer consistent with the new offsite wine cellar use. <br /> We have a long history of using our property in an agricultural manner (initially farmland, then <br /> as a nursery and now would like to be approved for an Off Site Wine Cellar). Our plan is to <br /> create an offsite wine cellar, vineyard, wine tasting and special events area. Our primary goal is <br /> to have an offsite wine cellar that highlights grapes grown on the property and having wine <br /> tastings with ancillary marketing events showcasing the wine we grow. <br /> We strongly believe that by property designing an area with lots of vegetation on the site this <br /> would decrease noise to the neighbors, we know how to be good neighbors and will actively <br /> take proactive measures to reduce complaints and at the same time be visually attractive. <br /> These features will help ensure there are no "spill-overs' with our parking lot or noise to <br /> surrounding properties when a special event is taking place. However, the primary use of the <br /> property will be to highlight the grapes and promote it's use as an offsite wine cellar in the <br /> County. <br /> Thank you. <br />
