Attachment A <br /> Todd and Annette Roddan Application for Variance <br /> Overview: <br /> Due to the changing business environment our current use (a nursery) is quickly <br /> becoming no longer financially feasible. After many years of research, we've <br /> decided that the County would benefit greatly by a wine cellar (off-site) and our <br /> property is ideally situated to accommodate this need. <br /> Our plan calls for existing structures to be repurposed as well as new structures to <br /> be built. In designing the layout, we will use local drought resistant plants, native <br /> foliage, as well as shrubs to create natural barriers that will maintain our <br /> neighbors' privacy without the need of oppressive structures. <br /> However, due to the change of use from a nursery to a wine cellar (off-site) we <br /> are seeking the approval of the County for a variance. The current setback <br /> requirements are too burdensome given the change in use of the property with <br /> existing structures/parking. Further, the current setback limits the ability of the <br /> property to continue to be farmed in an efficient manner after the cellar is <br /> constructed. <br /> As detailed below, we are requesting a variance from both the Front Yard Setback <br /> as well as the Side Yard Setback. <br /> Page 1 of 2 <br />
