Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Major Subdivision Application No. PA-0600346 with the Findings and Conditions of <br /> Approval contained in the staff report. <br /> Findings <br /> 1. The proposed subdivision is consistent with the General Plan, any applicable Master Plan, <br /> Specific Plan, and Special Purpose Plan and any other applicable plan adopted by the County. <br /> • This Finding can be made because the proposed Major Subdivision Map No. PA- <br /> 0600346 is consistent with the General Plan. There are no applicable Specific Plans, <br /> Special Purpose Plan, or other applicable plan adopted by the County. Development <br /> Title Section 9-905.9(e)(2) permits the re-subdivision of existing lots as long as the <br /> density of the subdivision does not increase. There are currently twenty-four <br /> existing lots; there will be twenty-one lots after the subdivision. There is no increase <br /> in density. <br /> 2 The design or improvement of the proposed subdivision is consistent with the General Plan and <br /> any applicable Specific Plan or Special Purpose Plan. <br /> • This Finding can be made because the design or improvement of the proposed <br /> subdivision is consistent with the General Plan. There are no applicable Specific <br /> Plans.or Special Purpose Plans. The design and improvements of the subdivision <br /> meet the minimum standards contained in the General Plan as reflected in the <br /> Tentative Map. Each lot will be a minimum of two acres and the density will not <br /> increase. <br /> 3 The site is physically suitable for the type of development proposed. <br /> • This Finding can be made because the site is physically suitable for the type of <br /> development proposed and all development requirements contained in the <br /> Development Title and all minimum County standards are met. All of the two-acre <br /> parcels will front on a County-maintained road and all parcels will have access to a <br /> County-maintained road. Each parcel will be capable of supporting a septic system, <br /> well, and on-site drainage. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This Finding can be made because the site is physically suitable for the proposed <br /> density of development. The existing density is 16.5 acres per lot; the resultant <br /> density is 18.8 acres per lot. All lots meet the minimum standards of the <br /> Development Title.
