CONDITIONS OF APPROVAL <br /> PA-1800197 (LA) <br /> ULYSSES MENDOZA 1 QUARTAROLI&ASSOCIATES, C/O JOHN GLICK <br /> Lot Line Adjustment Application No. PA-1800197 was approved by the San Joaquin County <br /> Community Development Department on October 31,2018,which is the effective date of approval. <br /> This approval will expire on May 1, 2020, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Christine Luckasen [209]468-0214) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the <br /> revised site plan dated September 21, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PROPERTY LINE SETBACK:The following requirements shall apply: <br /> (1) The proposed new property lines for Parcel One shall meet the north side yard setback <br /> requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) for non- <br /> agricultural and agricultural structures.
