CONDITIONS OF APPROVAL <br /> LA-00-76 <br /> Central Valley Construction <br /> Lot Line Adjustment Application No. LA-00-76 was approved by the San Joaquin County Community <br /> Development Department on November 13, 2000, which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on May 15, 2002, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jeff Fisher, 468-9653) <br /> a. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcels 1-4 shall have a minimum lot area of two (2) net acres. (Development Title Table 9- <br /> 510.3) <br /> (2) Parcels 1-4 shall have a minimum lot width of 100 feet. (Development Title Table 9-510.3) <br /> (3) Parcels 1-4 shall have a minimum Depth to Width Ratio of 3:1. (Development Title Table 9-510) <br /> c. DEVLOPMENT RESTRICTIONS: The southern 150 feet of Parcel 2, Parcel 3, and Parcel 4 is <br /> zoned AG-40(Agriculture— General,40-acre minimum parcel size). Only uses permitted in the AG- <br /> 40 zone shall be permitted within said area. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Seethe attached memo dated October 25, 2000.) <br /> 3. PUBLIC HEALTH SERVICES (Seethe attached memo dated October 24, 2000.) <br />
