MANTHEY ROAD APN 1 -2 - PA-0700441 SA <br /> The City of Stockton Public Works Department has reviewed the application and offers the <br /> following comments: <br /> 1. Priorto any building permit issuance for the subject development, the corresponding Lot <br /> Line Adjustment (Application number PA-0700399 LA) should be approved, and <br /> recorded at the office of the San Joaquin County Recorder. <br /> 2. The owner/developer should install full frontage improvements including, but not limited <br /> to, curb, gutter, sidewalk, driveway installation, pavement widening and street lighting. <br /> Said improvements should be installed prior to occupancy of any buildings/structures on <br /> this site. Should installation of these improvements prove not practical due to existing <br /> physical constraints, the owner/developer should enter into a recorded Deferred <br /> Improvement Agreement whereby the owner/developer agrees to install the required <br /> improvements at such time as it is practical- <br /> 3. The proposed gates should be set back as needed, to provide appropriate on-site <br /> vehicle turn around.
