Development Committee <br /> SA-95-15 <br /> Page 2 <br /> Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Richard <br /> Larrouy, 468-3142) : <br /> a. APPROVED USE. This approval shall be to establish a used <br /> car lot, in two phases, at an existing motel. The first <br /> phase is to consist of 15 automobiles, and the second <br /> phase is to consist of an additional 25 automobiles. The <br /> approval includes the conversion of one of the motel 's <br /> units into an office for the used car lot. There shall <br /> be no automobile dismantling or repair activities <br /> associated with this approval, and the storage of <br /> inoperable vehicles or sale of automobile parts shall not <br /> be permitted. <br /> b. BUILDING PERMIT. Submit a "Commercial Building Permit <br /> Application" for the conversion of the motel unit to an <br /> office for the used car lot. The Site Plan required as <br /> a part of the building permit must show site drainage, <br /> driveway access details (including gates) , on-site <br /> parking, existing and proposed utility services, <br /> landscaping, signs, and grading (refer to the "SITE PLAN <br /> CHECK LIST" for details) . A fee is required for the Site <br /> Plan review (Development Title Section 9-884) . <br /> C. STORM DRAINAGE. Any additional storm drainage runoff <br /> created by new improvements shall be retained on the site <br /> (Development Title Section 9-1135. 3{b}) . The drainage <br /> pattern and corresponding storm drain improvements shall <br /> be shown on the Site Plan. Drainage calculations must be <br /> attached to the Site Plan. <br /> d. BUSINESS LICENSE. The applicant shall submit a Business <br /> License application prior to initiation of the approved <br /> use. (Section 701000 of the County Ordinance Code) <br /> e. TRASH ENCLOSURE. Any outdoor trash bins shall be kept in <br /> an enclosure with solid masonry walls on three sides and <br /> gated on the fourth side. Details shall be included on <br /> the Site Plan. <br /> f. LIGHTING. Any security or parking lot lighting shall be <br /> installed according to the requirements of Section 9- <br /> 1015. 5{g} of the Development Title. All lighting shall <br /> be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted <br /> except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. <br /> Lighting details shall be included on the Site Plan. <br />
