10:00 a.m. 2. SITE APPROVAL PRE-APPLICATION NO. SA-01-49 OF <br /> LM INDRA & SAVITRI YADAV (C/O TRIPLE "E" PRODUCE). <br /> A Site Approval Pre-application request to construct an 11,550 square foot <br /> motel, a 6,039 square foot restaurant, and a 1,986 square foot mini market <br /> gas station, on a single parcel. Located on the northwest corner of <br /> Mariposa Road and State Route 99 Highway, southeast of Stockton <br /> (APN: 173-070-34; Address: 2584 East Mariposa Road, Stockton). <br /> Leanne Mueller, Assistant Planner; Indra & Savitri Yadav, owners; Mr. Girish, Gene Vocu, <br /> Triple "E" Engineering and Don Mann, San Joaquin Co. Sheriff Department were present for <br /> this item. <br /> Ms. Mueller presented the project. <br /> Ms. Mueller reviewed the Development Committee memo. Ms. Mueller informed the applicants <br /> that a Traffic Study is required and the motel is a noise sensitive land use that may require an <br /> acoustical study to be submitted with the full application. Ms. Sullivan indicated that the <br /> applicants may need to retain the services of an acoustical engineer in order to show that the <br /> design of the project is consistent with the Development Title's noise regulations. <br /> Ms. Sullivan explained to the applicants that the attached list of Conditions of Approval, was <br /> prepared for general information. <br /> Mr. Karam reviewed the Department of Public Works requirements. Mr. Karam asked the <br /> applicant to inform the Public Work's Department in writing when he wants to start the traffic <br /> study. <br /> Mr. Borges reviewed Environmental Health Division's requirements. Mr. Borges informed the <br /> applicants that there will also be a annual permit fee for hotel/motel, which was not on his <br /> memo. <br /> Mr. Karam suggest the applicants contact Mike Higgins of Caltrans regarding the requirements <br /> in their memo. <br /> Mr. Mann reviewed the San Joaquin County Sheriff's Office memo, Crime Prevention through <br /> Environmental Design. Mr. Mann informed the applicant if they should need any additional <br /> information regarding crime prevention and safety that they should contact him. <br /> 10:30 a.m. 3. SITE APPROVAL APPLICATION NO. SA-01-5 OF <br /> LM FRANK C. ALEGRE (C/O MARK BORGES/LOY CLARK <br /> PIPELINE).
