FINDINGS FOR SITE APPROVAL <br /> PA - 1600170 <br /> LAKHBIR SINGH MAHIL / RIDGELINE ENGINEERING <br /> 1 . The proposed use is consistent with the goals , policies , standards , and maps of the General Plan , any <br /> applicable Master Plan , Specific Plan , and Special Purpose Plan , and any other applicable plan <br /> adopted by the County . <br /> • This finding can be made because the proposed truck parking facility and terminal may be <br /> conditionally permitted in the I -W ( Warehouse Industrial ) zone with an approved Site <br /> Approval application . The project site has a General Plan designation of I / L ( Limited <br /> Industrial ) , and the I =W zone is an implementing zone for the I / L designation . There are no <br /> Master Plans , Specific Plans , or Special Purpose Plans in the vicinity . <br /> 2 . Adequate utilities , roadway improvements , sanitation , water supply , drainage , and other necessary <br /> facilities have been provided , and the proposed improvements are properly related to existing and <br /> proposed roadways . <br /> • This finding can be made because adequate utilities , access roads , sanitation , drainage and <br /> other necessary facilities have been provided and the proposed improvements are properly <br /> related to existing and proposed streets and highways . The project will be served by a <br /> private septic system , an individual well , and on -site storm drainage . The amount of storm <br /> drainage runoff generated by the construction of any new buildings will be contained on - <br /> site . The Public Works Department is requiring the developer to provide drainage facilities <br /> and meet the requirements of San Joaquin County Development Standards to prevent the <br /> increased runoff release rate of storm water from discharging onto other properties and to <br /> prevent offsite sediment transport . <br /> 3 . The site is physically suitable for the type of development and for the intensity of development . <br /> This finding can be made because the parcel is of adequate size and shape to accommodate <br /> the proposed expansion of truck parking , and all yards , building coverage , setbacks , <br /> parking areas , services , and other requirements of the Development Title can be met . The <br /> Site Plan shows that there is sufficient area for parking and circulation in compliance with <br /> Standards of the Development Title , <br /> 4 . The location , size , design , and operating characteristics of the proposed use will be compatible with <br /> and will not adversely affect the livability or appropriate development of abutting properties and the <br /> surrounding neighborhood . <br /> • This finding can be made because the proposed use is industrial and the parcel adjacent to <br /> the south is also developed with an industrial use . For adjacent properties with residential <br /> uses , a screening wall is required on the property line so the proposed use will not interfere <br /> with the residential land uses on those adjacent properties . The neighborhood is made up of <br /> industrial uses with some scattered residential uses . <br /> 5 . The proposed use will not create any nuisances arising from the emission of odor , dust , gas , noise , <br /> vibration , smoke , heat , or glare at a level exceeding ambient conditions . <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts that could not be mitigated to less than <br /> significant . <br /> 6 .
