Upon development, the owner/developer should dedicate as needed within the <br /> limits of the project to provide a 60' roadway section (30' half section)on Carpenter <br /> Road, and an 80' roadway section (40' half section) on Mariposa Road. Frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting should be installed on Carpenter <br /> Road and on Mariposa Road prior to occupancy of any new buildings/structures on <br /> this site. Should nstallation of these improvements prove not practical due to <br /> existing physical constraints, the owner/developer should enter into, and record, a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install <br /> the required improvements at such time as it is practical. <br /> 4. All on-site parking and traveled areas should be paved with an "all weather"surface <br /> to prevent tracking of dirt and debris onto the public roadway. <br /> 5.
