(2) The design of the driveway and truck traffic circulation plan for the site shall be incorporated into <br /> the construction plans. <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Mariposa Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.5[c]) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8[a]) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> h. SCREENING Screening shall be provided and comply with the following: <br /> (1) A chain link fence six (6) to eight(8) feet in height shall be erected along the westerly 200 feet of <br /> the northern property line and along the western property line of APN: 179-160-20. Mature <br /> landscaping or a hedge six (6) to eight (8) feet in height, shall be planted along the chain-link <br /> fencing to provide adequate screening. (DT Section 1022.6) <br /> (2) If development is proposed within the westerly 200 feet of APN 179-160-20, a solid masonry wall <br /> six (6) to eight(8) feet in height shall be erected along the westerly 200 feet of the northern <br /> property line and along the western property line of APN 179-160-20. (Development Title Section <br /> 1022.4[e][1]) <br /> (3) All storage materials and related activities, including storage areas for trash, shall be enclosed <br /> by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title 9-1022.4[e][2][A]) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The following <br /> conditions shall be addressed prior to submittal of a building permit application to the Building <br /> Inspection Division: <br /> (1) The Building Division has reviewed the site plan and project description. There does not <br /> appear to be any newly proposed construction, alteration to existing structures or grading <br /> associated with the proposed project. However, if the scope of the project changes a building <br /> permit may be required. <br />
