At the time of submittal for a full application, the hours of operation and duration <br /> of operating season must be included for staff review. <br /> Parking <br /> The site plan depicts sixteen (16) existing parking stalls. Pursuant to Development Title <br /> Table 9-1015.3(b), the Agricultural Warehousing use type requires 1 space per 1,000 <br /> square feet of building. As a result, eighteen (18) parking stalls are required. Site Approval <br /> application PA-0500202 required twelve (12) parking stalls, including one accessible <br /> space. At full buildout, a total of thirty (30) parking stalls are required. However, <br /> Development Title Section 9-1015.9 states that requirements of the chapter may be <br /> modified by the Director in cases in which, due to the unusual nature of the establishment <br /> proposed or the development proposal submitted for it, the requirements set forth in the <br /> Development Title may be considered insufficient or excessive. If the project is submitted <br /> for a full application, the minimum required number of parking spaces must be shown on <br /> the site plan or the applicant must submit a parking modification request to reduce the <br /> number of spaces required. <br /> The guidelines for parking stall dimensions for automobiles are a minimum of nine (9) feet <br /> wide by twenty (20)feet long (Development Title Section 9-1015.5). <br /> Access & Circulation <br /> The site plan does not depict the access driveway for the site or circulation. Pursuant to <br /> Development Title Section 9-1015.5(h)(1), access driveways must have a width of no less <br /> than twenty five (25) feet for two-way traffic and sixteen (16) feet for one-way aisles. If the <br /> project is submitted for a full application, the required access and circulation must be shown <br /> on the site plan. <br /> Stormwater Drainage <br /> Stormwater drainage for the project needs to be retained on site. If the project is <br /> submitted for a full application, the drainage pattern and corresponding retention basin <br /> must be shown on the site plan. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the <br /> following: <br /> • Submit seven copies (18" x 26") and two reduced copies (8'/" x 11") of the site <br /> plan delineating the discussed items in the above memo. <br /> • Submit seven copies of the completed application. <br /> • Submit the remaining portion of the Site Approval application fee. <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, preliminary <br /> design constraints and opportunities, and major environmental and safety issues. This <br /> information is provided in the hope of assisting the applicant in submitting a better and more <br /> complete application, as well as minimizing processing time. It is not intended to be an in- <br /> depth analysis, and an environmental assessment is not completed.
