• I I <br /> PA-1300220, Craig and Gina Podesta Trust <br /> BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) <br /> and San Joaquin County Ordinance requirements will be applicable to the proposed <br /> project. The following conditions shall be addressed prior to submittal of a building <br /> permit application to the Building Inspection Division: <br /> a. A building permit application including plans will be required. According to state <br /> law, the plans must be prepared by a registered engineer or licensed architect and <br /> shall be submitted for review and approval. An engineer or architect will also be <br /> able to help you make decisions about construction options related to fire sprinklers, <br /> allowable areas, firewalls and any necessary upgrades based on the configuration <br /> of the building and your specific needs. <br /> b. The required plans must be complete at the time of submittal for a building permit. <br /> Plans must address building design and construction,fire and life safety <br /> requirements, accessibility and show compliance with the current California codes <br /> and San Joaquin County ordinances. A complete set of plans must include fire <br /> sprinkler plans,truss calculations, energy calculations, plumbing, electrical and <br /> mechanical drawings as well as structural calculations. <br /> c. A demolition permit will be required for the structure which is proposed to be <br /> removed. <br /> d. Pursuant to Table 4-3 of the California Plumbing Code,toilet facilities shall be <br /> accessible to employees at all times, should not be more that 200 feet from where <br /> employees are regularly employed and accessible by not more than one flight of <br /> stairs. The plans shall indicate the location of the toilet facilities and the travel <br /> distance from work areas. <br /> e. Parking spaces will be required to accommodate persons with disability in <br /> compliance with Chapter 11 B of the California Building Code. These parking <br /> space(s)shall be located as close as possible to the primary entrance to the <br /> building. <br />
