PA-0400121 OF <br /> STEVE GIANNECCHINI (C/O ROBERT MOODY) (APN: 091-270-16) <br /> (5024 MARKET STREET, LINDEN) <br /> The applicant has submitted a Site Approval pre-application for used car sales. All cars for sale <br /> and parking spaces for customers and employees will be located inside an existing 2,393 <br /> square foot building. It is anticipated that a maximum of four (4) cars will be for sale at any <br /> given time. (Use Type: Automotive Sales and Service, Automotive Sales) <br /> The site is located on the northeast corner of Market Street and State Route 26 in Linden. <br /> The Community Development Department reviewed the pre-application for PA-0400121 and <br /> offers the following comments: <br /> Development Title Requirements <br /> Parking <br /> Development Title Table 9-1015.3(b) requires that automotive sales use type provide two (2) <br /> parking spaces per 1,000 square feet of building and one (1) space per sale vehicle. The number <br /> of required parking spaces will be calculated using the square footage of the office and the <br /> storage area. A minimum of two parking spaces including (1) van accessible parking space, shall <br /> be provided. One (1) parking space for each vehicle for sale shall also be provided. The parking <br /> for the proposed project must be designed to avoid backing out into State Route 26. It will be <br /> necessary to modify the Site Plan to show the revised circulation. <br /> Signs <br /> If the applicant is proposing to have sign these should be shown on the Site Plan for the full <br /> application. <br /> 1 <br />
