INTRODUCTION <br /> I have been retained by Mr. Al Brocchini, the owner of the referenced <br /> property, to perform a soil suitability study upon the same. The <br /> • purpose of the study is to determine the suitability of the property <br /> for septic tank system usage. The study was performed according to the <br /> requirements of Section 9-10100 (C) , San Joaquin County Ordinance. <br /> This report presents the results of the study conducted in May, 1991 . <br /> 2. PROPOSED DEVELOPMENT <br /> The property is currently zoned IPA, Interim Protected <br /> Agriculture. The referenced property consists of a trapazoidal <br /> lot, 51 feet and 74.4 feet wide by 102.52 feet deep, approximately <br /> 0.15 acres in size. The lot is vacant. <br /> The proposed development involves the construction of a 480 square <br /> font. office building with attendant parking facilities and site <br /> improvements. This development is consistant with the current <br /> zoning of the lot under the provisions of Section 9-4201.2 (b) , <br /> San Joaquin County Ordinance and as conditionally approved by Site <br /> Approval No. 91-10. <br /> 3. PRESENT AND PAST USE OF THE SITE <br /> The subject property is presently vacant and has been so for at <br /> least the last 12 years. Mr. Brocchini has stated that he has no <br /> knowledge of the property's previous use. The property was <br /> already vacant when he purchased the parcel in 1988. <br /> • 1 <br />
