PARCEL TWO TO CONTAIN 13.43 AC. <br /> PARCEL THREE TO CONTAIN 21.39 AC, AND PARCEL FOUR TO CONTAIN 35 AC. <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> The owner/developer:should be aware of the following: <br /> 1 A portion of this area lies within an Area of Benefit(AOB) No. 86, which was adopted <br /> the <br /> Stockton City Council on November 14, 1994, Resolution No. 94-0536. This AOB by <br /> was <br /> established to.9:reimburse the developers for constructing <br /> improvements which benefit a 3,382 acre area south of he ewe <br /> W ston7Ran�h areah Ofs The <br /> property owner should be aware that this AOB fee will be due and payable: a) If the property <br /> remains in the County and the property owner requests connection to City facilities, or b) If <br /> the property annexes to the City and the property owner either subdivides or develops. if you <br /> have questions regarding the AOB fees, please call Dennis Merkel at(209) 937-8546. <br /> 2. A portion of this site lies within the rboundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District) and is not currently annexed. The property owner should be <br /> aware that as a condition of receiving future City of Stockton sewer service, the property <br /> owner must annex to the District (sign the CFD 90-1 MOU) and pay the District annexation <br /> fee(currently$12,838.30/acre based on the acreage as determined by the legal parcel size) <br /> prior to building hermit issuance or connection to City sewer.
