(2) All parking spaces and all major circulation drive lanes shall be surfaced and permanently <br /> maintained with a minimum of two(2) inches of asphalt concrete over an appropriate base. <br /> Bumper guards shall be provided where necessary to protect adjacent structures or properties. <br /> All other areas that are used for vehicular traffic shall be surfaced and permanently maintained <br /> with a chip seal. Aggregate base may be used for trailer storage areas. <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> I. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> McKinley Avenue, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> g. SCREENING MATERIALS: Screening materials of corrugated plastic or iron, steel, aluminum, <br /> asbestos, wood (excluding wood in combination with masonry), or security chain-link fencing are <br /> specifically prohibited. Security chain-link fencing may be permitted for commercial and industrial <br /> projects if combined with landscaping acceptable to the Review Authority. (Development Title <br /> Section 9-1022.4 [b]) <br /> h. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five(5)feet from <br /> any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> i. ACCESS: Access driveways shall have a width of no less than 25 feet for two-way traffic and 16 feet <br /> for one-way aisles. (Development Title Section 9-1015.5(h)(1) <br /> j. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Key Boxes:A Knox box shall be installed according to the local fire department's instructions. <br /> (3) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (4) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property.
