CONDITIONS OF APPROVAL <br /> SA-01-97 <br /> Sierra Organics Company <br /> Site Approval Application No. SA-01-97 was approved by the San Joaquin County Community <br /> Development Department on June 5, 2002. The effective date of approval is June 15, 2002. This <br /> approval will expire on December 15, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jose Rubianes, 953-7509 ) <br /> a- BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. DEMOLITION PERMIT: A demolition permit shall be secured for the structures referenced in the <br /> Sierra Organics letter dated March 8, 2002. <br /> c. APPROVED USE: This approval is for a Site Approval application for a manufacturing, <br /> warehousing, and distribution facility for landscape products as shown on the site plan dated <br /> December 31, 2001. <br /> (1) The project is to consist of a 3,000 square foot office, a 6,000 square foot bulk plant, a 6,000 <br /> square foot production building, a 9,000 square foot warehouse, and a 1,000 square foot <br /> shop. (Use Type: General Industrial - Intermediate) <br /> (2) All manufacturing, warehousing, and distribution activities, including, but not limited to, <br /> screening, grinding, bagging, and packing are to be carried out within enclosed buildings only. <br /> (3) Outdoor uses shall consist of blending of material and bulk storage of raw, processed, and <br /> finished material only in screened areas. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to initiation of <br /> the use. The business license may be applied for concurrently with the building permit application. <br /> (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan.
