CITY OF STOCKTON
OA
~rnfllC
FEB
DEPARTMENT OF PUBLIC WORKS 'Om%nu///Iy UCV OOZ
CITY HALL
425 N. EL OORAOO STREET
STOCKTON, CA 95202-1997
January 28, 2002
Jose Rubianes
San Joaquin County Community Development
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
SITE APPROVAL APPLICATION FOR MANUFACTURING, WAREHOUSING AND
DISTRIBUTION FACILITY FOR LANDSCAPING PRODUCTS
4343 SOUTH MCKINLEY AVENUE IAPN 193-020-091 SA-01-97
The City of Stockton Public Works Department has reviewed the subject application and offers
the following comments:
1 . Should the San Joaquin County require this development be served by City of Stockton
sewer and water, and if the site's land use is consistent with the City's General Plan, the
property owner will be required to apply for a City of Stockton Outside Sewer and Water
Service Application and pay the applicable fees. Further, the owner/developer shall be
responsible for all costs involved in the extension of the sewer and water mains to serve
this parcel, as required, to meet City standards. This may include the extension of the
sewer and water mains across the entire frontage of the property.
2. Frontage improvements along McKinley Avenue including, but not limited to, curb, gutter,
sidewaik, driveway installation, pavement widening and street lighting should be installed
prior to occupancy of any new buildings/structures on this site. Should installation of these
improvements prove not practical due to existing physical constraints, the owner/developer
should enter into a Deferred Improvement Agreement whereby the owner/developer agrees
to install the required improvements at such time as it is practical.
3. The subject parcel lies within the boundary of the South Stockton Community Facilities
District 90-1 (Sewer District) and is not currently annexed. As a condition of receiving City
of Stockton sewer service, the property owner must annex to the District (sign the CFD 90-1
MOU) and pay the District annexation fee (currently $6819.35/acre based on the acreage).
www.stocktongov.com
"STOCKTON...CALIFORNIA'S SUNRISE SEAPORT"
