Should the San Joaquin County require this development be served by City of Stockton <br /> sewer and water, and if the site's land use is consistent with the City's General Plan, the <br /> propertyowner will be required to apply for a City of Stockton Outside Sewer and Water <br /> Service Application and pay the applicable fees. Further, the owner/developer shall be <br /> responsible for all costs involved in the extension of the sewer and water mains to serve <br /> this parcel, as required, to rneet City standards. This may include the extension of the <br /> sewer and water mains across the entire frontage of the property. <br /> 2. Frontage improvements along McKinley Avenue including, but not limited to, curb, gutter, <br /> sidewalk, driveway installation, pavement widening and street lighting should be installed <br /> prior to occupancy of any new buildings/structures on this site. Should installation of these <br /> improvements prove not practical due to existing physical constraints, the owner/developer <br /> should enter into a Deferred Improvement Agreement whereby the owner/developer agrees <br /> to install the required improvements at such time as it is practical. <br /> 3. The subject parcel lies within the boundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District) and is not currently annexed.
