REVISED CONDITIONS OF APPROVAL <br /> PA-0700255(MS,TE) <br /> S.T.A.N.D. <br /> Six-Year Time Extension application for a previously approved Minor Subvision Application No. <br /> PA-0700255 was approved by the San Joaquin County Community Development Department on <br /> November 17, 2017. The effective date of approval is November 27, 2017. This approval will expire <br /> on November 26, 2023,which is six (6)years from the initial effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with (2) all necessary building permits have been <br /> issued and remain in force, and (3) all necessary permits from other agencies have been issued <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: Giuseppe Sanfilippo [209]468-0227) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map dated <br /> May 23, 2007. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b). the following note <br /> shall be placed on the Final Map and recorded as a separate instrument: <br /> All persons purchasing parcels within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors insects dust or fumes. San Joaquin County has determined that <br /> such inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 50 feet, measured at the front yard setback line. <br /> (Development Title Section 9-310.4) <br /> (2)All parcels shall have a minimum lot area of 5,000 square feet. (Development Title Section 9-310 <br /> .3) <br /> d. CALIFORNIA FIRE CODE: The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of Appendix III-A and <br /> III-B of the California Fire Code. <br /> (2) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation such <br /> as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire Jurisdiction <br /> having authority(CFC 1103.2.40) <br /> PA-0700255 (MS, TE) Conditions of Approval 1 <br />
