Staff from the Community Development Department, <br /> Public Work Department, and Municipal Utilities Department have reviewed the request and <br /> the following Information is provided as a result of that review. <br /> The proposeQl use conforms to the City's General Plan_ The subject parcel lies within an Area <br /> of Benefit or la Community Facilities District. The owner/developer shall be responsible for all <br /> costs involved in the extension of any sewer mains to serve this project, as required, to meet <br /> City standardis. This may include the extension of any sewer main across the entire frontage of <br /> the applicant'ls property. LAFCO review may be required prior to any main line extension. The <br /> applicant will;be required to sign a conditional utility service agreement for possible annexation <br /> to the City of!Stockton_ <br /> The subject parcel is located within the City of Stockton's Collection System No. 7. It has been <br /> determined that sufficient capacity is available to serve the proposed subdivision at this time <br /> The required point of connection is located in Michael Avenue. Because the project is located in <br /> the County, permits within San Joaquin County for work done in the street right-of-way will be <br /> additionally required. <br /> By code, each parcel is required to have a separate sanitary sewer service. The developer will <br /> be required to construct a maintenance hole in Michael Avenue and extend a six inch sanitary <br /> main to the north parcel. This line must be placed in a public utility easement. All <br /> improvement$ must be designed and constructed to City of Stockton standards <br /> The subject parcel lies within the boundary of the South Stockton Communitv Facilities District <br /> 90-1 (sewer district). Although the proposed development lies within San Joaquin County, <br /> sewer service may be provided by the City of Stockton- Upon development, subdivision, or <br /> connection to City sewer, the property owner must annex to the District (sign the CFD 90-1 <br /> Memorandum of Understanding) and pay the District annexation fee prior to permit issuance. <br /> Further, the 'property owner must comply with San Joaquin County Health Department Stockton <br /> requirements relative to septic abandonment. 112 <br /> mwennweecos..aa..w ueawr.ai:s, 1 I���o <br /> - 1999 <br />
