CONDITIONS OF APPROVAL <br /> PA-02-653 <br /> Straw <br /> Minor Subdivision Application No. PA-02-653 was approved by the San Joaquin County Community <br /> Development Department on March 3, 2003. The effective date of approval is March 13, 2003. This <br /> tentative map approval will expire on March 12, 2006, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated February 6, 2003. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of sixty(60) feet, measured a distance of 20 feet back <br /> from the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 6000 square feet. (Development Ttle Section 9- <br /> 310.3) <br /> c. ACCESS: The following access requirements shall apply: <br /> (1) Parcel 2 shall obtain an easement from Parcel 1 to result in a twenty-five(25)foot access strip. <br /> (2) Parcel 3 shall obtain an easement from Parcels 1 and 2 to result in a twenty-five (25)foot access <br /> strip. <br /> d. UNIFORM FIRE CODE: The fallowing Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements shall be completed prior to recordation of the parcel map: <br /> (1) Fire flow and hydrants shall be provided for the proposed project by the use cf Appendix III-A <br /> and III-B of the California Fire Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association- <br /> (3) The roadway shall have an all-weather surface (concrete or asphalt). <br /> 2.
