PARCEL 1: 7000SF, PARCELS 2 & 3: 7400SF EACH <br /> NORTH SIDE OF MICHAEL .VE 100 FEET EASTI AURE ST (ADN 975_200_021 (PA-02$53) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1. The subject parcel lies within the boundary of the South Stockton Community Facilities District <br /> 90-1 (Sewer District) and is not currently annexed. As a condition of receiving City of Stockton <br /> sewer service, the property owner must annex to the District(sign the CFD 90-1 MOU) and pay <br /> the District annexation fee (currently 57,711.09/acre based on the acreage as determined by the <br /> legal map size) prior to recordation of the parcel map. Further, the applicant will be required <br /> to sign a conditional utility service agreement for possible annexation to the City of Stockton. <br /> Please contact Dennis Merkel in the City of Stockton Permit Center at(209)937-8546 for further <br /> details. <br /> 2. The owner/developer should dedicate, as needed within the limits of the project, to provide a 50' <br /> street section (25' half section) on Michael Avenue. Frontage improvements including, but not <br /> limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street lighting <br /> should be installed prior to occupancy of any new buildings/structures on this site. Should <br /> installation of these improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into a Deferred Improvement Agreement, whereby the <br /> owner/developer agrees to install the required improvements at such time as it is practical. <br /> 3.
