Analysis <br /> Traffic <br /> A traffic study was prepared fix this project. The study recommended that stop signs and streetlights be placed <br /> at all three entrances and that a left-tum lane be provided along Middle Road. These recommendations have <br /> been incorporated into the Conditions of Approval. <br /> Neighboring Opposition <br /> The Community Development Department has received two letters opposing the project The concems <br /> expressed are increased traffic:, loss of privacy, and inability to farm a neighboring 2.6-acre property. <br /> As discussed previously, a tra fic study was prepared for this project. The study determined that the provision of <br /> stop signs at the entrances and a left-tum lane on Middle Road would mitigate possible traffic related impacts to <br /> less-than-significant levels. <br /> There is a 2.6-acre parcel containing a residence on the southeast corner of Middle Road and Lammers <br /> Road. The church facility will abut this property to the east and south. The owners of the property are <br /> opposed to this project becac se they feel it will compromise their privacy and ability to farm their property. <br /> To help mitigate these conce"ns,per Development Title Section 9-1020.5,the applicants shall construct a <br /> minimum six-foot-high masor ry wall and a five-foot-wide landscape planter along the east and south <br /> property line of the 2.6-acre parcel. <br /> San Joaquin County UP-96-2\Trinity Baptist Church <br /> Community Development Page 3 <br />
