(DISTRICT 5). <br /> APPLICANT: Trinity Baptist Church APN: 212-040-02 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> The 100-year Flood Elevation will be approximately 11 feet NGVD. <br /> Middle River has an existing right-of-way width of 50 feet and a planned right-of-way width of <br /> 50 feet. Lammers Road has an existing right-of-way width of 40 feet and a planned right-of-way <br /> width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road <br /> right-of-way. (Development Title Section 9-1145.4) <br /> 2. The driveway approaches shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> twenty-five (25) foot wide right-of-way from the centerline of Lammers Road to the property <br /> across the parcel's frontage. (A$225.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Lammers Road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way rural road. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated construction costs prior <br /> to approval of the Improvement Plan.
