e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5) <br /> g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title with the <br /> following modifications and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe). <br /> (Development Title Section 9-1710.2[g]) <br /> h. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed occupancy will be F-1/S-1. <br /> (2) A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material. <br /> (3) Provide parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.C.R., Title 24). <br /> (4) Provide identification signs for the parking space(s) including the "tow away, sign at each <br /> entrance or visible from each space(C.C.R., Title 24). <br /> (5) The slope of a parking space shall not exceed %inch per foot(C.C.R.,Title 24). <br /> (6) Provide one van parking space. <br /> (7) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code,Table 4-1. <br /> (8) Provide engineered plans for the addition, accessible restrooms, and parking. <br /> (9) A soils report is required. <br /> h. CALIFORNIA FIRE CODE: The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of: Appendix B and C <br /> of the California Fire Code and NFPA 1142 of the National Fire Code. <br /> Conditions of Approval -3 - <br />
