f. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Ripon Fire District prior to issuance of <br /> the occupancy permit. (Development Title Section 9-1145.5) <br /> g. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed at the time <br /> of development. A review fee of $156.00 is required at the time of submittal to the <br /> Environmental Health Division. <br /> b. Construct an individual sewage disposal system under permit and inspection by the <br /> Environmental Health Division at the time of development. (Development Title Sections <br /> 9-1110.3 and 9-1110.4) <br /> C. Construct an individual domestic water well under permit and inspection by the <br /> Environmental Health Division at the time of development. (Development Title Section 9- <br /> 1115.3) <br /> 4. PARKS AND RECREATION: <br /> a. In lieu of conveyance of park land to the County, as prescribed in Section 9-1230.8 of the <br /> County's Development Title, the developer shall pay fees for park development. <br /> 5. SAN JOAQUIN VALLEY UNIFIED AIR POLLUTION CONTROL DISTRICT: <br /> a. Future development on the site shall conform to the following: District Rule 4901 <br /> (Residential Wood Burning), District Rule 4902 (Residential Water Heaters), and District <br /> Regulation VIII (Fugitive Dust Measures). <br /> 6. CALIFORNIA DEPARTMENT OF FISH AND GAME: <br /> a. In carrying out the operations of the project, the applicant shall take no action that <br /> violates the provisions of the California Endangered Species Act or any other laws or <br /> regulations pertaining to the protection of the Swainson's hawk. Compliance with said <br /> laws shall be the sole responsibility of the applicant, and the applicant shall agree to <br /> indemnify, defend, and hold the County harmless from and against any claim or action <br /> by affected State agencies as to the project's compliance with said laws. <br /> 7. COUNTY COUNSEL: <br /> a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, <br /> indemnify, and hold harmless the local agency or its agents,officers, and employees from <br /> any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory <br /> agency, appeal board, or legislative body concerning a subdivision, which action is <br /> brought within the time provided for in Section 66499.37 of the Government Code. <br /> Conditions of Approval - 2 - MS-93-121 <br />
