Parcels One through Four are to contain two acres each, <br />! and a designated remainder is to contain 4.67 acres. The applicant is appealing Public Works Conditions <br /> # 3, 7, 10, and 11 and is requesting a deferred frontage improvement agreement for Milton Road. <br /> The applicant is appealing the following Public Works Conditions: <br /> #3. For future development of"Designated Remainder" improvements shall be in accordance wit the <br /> adopted County development policies for"Division 11: Infrastructure Standards and Requirements" of the <br /> San Joaquin County Development Title, and shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66424.6) <br /> #7. The frontage improvements for Milton Road shall be constructed across the frontage of Parcels 1, 2, <br /> and 3 in the conformance with the standards for one-half of a 60-fot right-of-way Rural Road, prior to <br /> approval of the Parcel Map. (Development Title Section 9-1150.2[d][31) <br /> #10. If improvements referred to herein will not be completed prior to recording the Parcel Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of <br /> improvements within one (1) year after approval of the Parcel Map. (Development Title Section 9- <br /> 1100.301) <br /> r <br /> #11. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall include <br /> grading plan for each individual lot, if applicable. These improvement plans and specifications are subject <br /> to plan check, field inspection fees and must be approved by the County of San Joaquin Department of <br /> Public Works prior to approval of the Parcel Map.
