Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of- <br /> way, prior to approval of the Parcel Map <br /> 6. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> E 7. The frontage improvements for Milton Road shall be constructed across the frontage of Parcels 1, 2 and 3 in <br /> E conformance with the standards for one-half of a 60-foot right-of-way Rural Road,prior to approval of the <br /> Parcel Map. (Development Title Section 9-1150.2[d][3]) <br /> 8. The frontage improvements for Fine Road shall be constructed across the frontage of Parcel 4. <br /> Improvements shall consist of roadway widening to result in asphalt concrete paving out to twenty(20) feet <br /> from centerline of Fine Road aloe with a four 4 foot gravel shoulder. Improvements shall be in <br /> g ( ) � P <br /> conformance with the standards for a sixty (60)-foot right-of-way Rural Collector Road. The construction <br /> of the frontage improvements will be deferred, upon execution by the owner of a Secured Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior <br /> to approval of the Parcel Map. (A $740.00 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed, legal descriptions of Parcel 4 and an estimate. The <br /> estimate and legal descriptions shall be prepared by a registered civil engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option, the Department of Public Works will prepare the drawing with <br /> estimate for an additional fee of$315.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2[d][3]) <br /> 9. For future development of Parcels 3.and 4, drainage from these parcels shall be retained on-site by a <br /> retention basin and meet the requirements of San Joaquin County Development Standards. Retention ponds <br /> shall be fenced with six (6) foot high chain link fence or equal when the maximum design depth is 18 inches <br /> or more. Required retention basin capacity for each parcel shall be calculated by a registered civil engineer, <br /> licensed contractor or an architect prior to release of Building Permit and the requirement shall be noticed <br /> by a statement on the Parcel Map. (Development Title Section 9-1135.9) <br /> 10. If improvements referred to herein will not be completed prior to recording the Parcel Map, the subdivider <br /> j shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within <br /> one (1) year after approval of the Parcel Map. (Development Title Section 9-1100.3b]) <br /> 11. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable.; These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92- <br /> 814) <br /> 12. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, CalTrans <br /> Traffic Manual and/or San Joaquin County Standards and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> Note: Any construction activity that results in the disturbance of at least one (1) acre of soil shall require a <br /> State NPDES construction permit. Dischargers whose projects disturb I or more acres of soil or whose <br /> projects disturb less than 1 acres, are required to obtain coverage under the General Permit for <br /> Discharges of Storm Water Associated with Construction Activity(Construction General Permit, 99- <br /> 08DWQ) (http://www.swrcb.ca.gov/stormwtr/gen_const.html#const permit).
