CONDITIONS OF APPROVAL <br /> PA-1800297 <br /> STEVE SANGUINETTI I DILLON &MURPHY <br /> Lot Line Adjustment application No. PA-1800297 was approved by the Community Development <br /> Department on December 31, 2018,which is the effective date of approval.This approval will expire <br /> on July 1, 2020,which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified,all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Christine Luckasen [209]468-0214) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated November 13, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of forty(40)acres in size. (Development Title Section <br /> 9-872.2([e]) <br /> d. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the"Notice of Lot Line Adjustment". The"Notice of Lot <br /> Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete. Filing Fees are required for this application. (Government Code Section 51257) <br /> 2.
