Proposal
David Pechan and Patricia Huarte-Pechan, owners of the property and principals in
Miramont Estate Vineyards and Winery, Inc., are seeking a Use Permit for a small
Recreational Vehicle Park on existing space within its 40-acre property. The park shall
hold a maximum of six sites, with park model "vehicles"provided and stored on site by
Miramont. This permit would be consistent with and complementary to Miramont's
current permits for its winery business.
The RV park will allow Miramont's customers to experience a"weekend in the county,"
and visit a number of other winery and related area agricultural attractions. It will allow
Miramont to market its wine brands(currently Celestial and Eclipse)more aggressively
and more effectively. It will help maintain the profitability of approved agricultural uses
of the site. The park will provide a limited number of sleeping accommodations for event
customers who would prefer not to drive home after a wine event. It will help fix San
Joaquin County's growing reputation as a destination for wine lovers. It is consistent
with San Joaquin County's and the State of California's efforts to promote San Joaquin
County's agri-tourism.
BUILDINGS AND STRUCTURES
There will be no structures qualifying as permanent buildings or structures under the
building codes. The park will use park model"RVs"for its accommodations. (Sample
pictures of ark models are attached for reference.)
Dave Pechan Patricia Huarte-Pechan
