I. INTRODUCTION <br /> Dillon & Murphy was retained by Anita Slicton to perform a Soil Suitability <br /> Study for the properties located at 6801 and 7903 S. Mobley Road, Farmington, <br /> CA. The subject parcel numbers are APN 185-110-01 and 185-120-02. The <br /> purpose of the study is to determine the suitability of the property for septic tank <br /> usage as required by the County. The study was performed according to the <br /> requirements of Section 10100 of San Joaquin County Development Code. <br /> 11. PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40. The Slicton property consists of two <br /> parcels totaling approximately 373 acres (see Appendix for map). It is proposed to <br /> divide the parcels into eight separate parcels and a parcel of land designated as an <br /> "unsurveyed remainder". The eight parcels will be divided into 40 acre parcels. At <br /> this time there are no immediate plans for development. Each parcel is a potential <br /> homesite parcel. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Both parcels have historically been farmed with row crops. The parcels <br /> contain four agricultural wells. The agricultural wells are located along the east line <br /> of the project. There are several drainage ditches and irrigation ditches throughout <br /> the property. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> All parcels will require septic systems when developed. I have no knowledge <br /> of septic system failure in the surrounding areas. Only general maintenance have <br /> been done to some existing systems in the area. See permits 76-213, issued <br /> March 16, 1976, and a permit issued to Morton on March 28, 2003. Other <br /> permits showed some existing septic systems in the area; see permits 93-1190, <br /> issued June 28, 1993, permit no. 16273, issued September 17, 1982, and permit <br /> no. 68-714, issued August 2, 1968. <br /> Septic systems in the general area seem to have good functionality. <br /> No immediate development on the subject parcels has been anticipated. At <br /> the time that development does occur, it is recommended that a standard system <br /> will suffice on Parcels 2 thru 8 due to the soil lithology and percolation rates in this <br /> area. Parcel 1 will require an engineered system (discussed later in this report). <br /> Septic permit applications have been researched and included in the appendix <br /> of this report. All applications are for properties within one mile of the subject <br /> parcels. Predominantly, the septic systems consists of septic tanks, leach lines, <br /> and pits.
