INTRODUCTION <br /> The purpose of this project is to split off eight 40 acre parcels and an unsurveyed remainder acre <br /> parcels from two existing parcels. The owner has no imminent plans to develop the new / <br /> parcels for housing. Obviously, if the parcels are sold to another party, they could be sold <br /> as potential homesites. In accordance with the San Joaquin County Development Title, this <br /> Surface and Subsurface Contamination Report(SSCR) is being submitted for application with <br /> the tentative map. This report will investigate the property for visual or historical environment <br /> contamination based on field observation, soil testing, and testimony from the owners. <br /> This report includes no chemical analysis. A Condition of Approval for the Minor Subdivision <br /> will require percolation tests and groundwater tests from the wells (nitrates and DBCP). Those <br /> results will be included in the Soils Suitability Report. <br /> The dividing of the two parcels into smaller parcels is the only known use at this time. <br /> Proiect Description <br /> The project consists of two parcels located at 6801 and 7903 S. Mobley Road,Farmington. The <br /> project is in a farming community and is surrounded by agricultural land. It is zoned AG-40. <br /> See tentative map included in the appendix. The tentative map shows all existing wells. <br /> There are no septic tanks on the site according to the land use files. <br /> The proposed parcels have historically been farmed with seasonal row crops. <br /> Proiect History <br /> The primary source of information on the historical use of the property is testimony from the <br /> owners and records from the County. The Slicton/Gruwell family has owned the property for <br /> many years. The deed included in the Appendix shows Mr. Gruwell has owned it since <br /> 1976. This property and all surrounding properties have had consistent uses in the time the It <br /> Slicton/Gruwell's have owned the property. The surrounding properties have been utilized <br /> for agriculture with either row crops, vineyards, or orchards. There are several homes / <br /> within a one half mile radius of the project. The area is minimally populated. <br /> A review of County Records (San Joaquin County Environmental Health and Agricultural <br /> Commissioner's office and the San Joaquin County Contaminated site list) did not yield any <br /> contamination concerns. The property owners also stated that there have been no groundwater <br /> concerns during their ownership. <br /> A review of County Records from the Agricultural Commissioner's office yielded chemicals <br /> used on the parcel (See Appendix). <br /> There is no record of underground fuel tank storage and the property owners are not aware of <br /> any such tank. <br /> 1 <br /> CA0396Surface and Subsurface Report <br />
