CONDITIONS OF APPROVAL <br /> PA-03-539 <br /> Mohler <br /> Lot Line Adjustment Application No. PA-03-539 was approved by the San Joaquin County <br /> Community Development Department on November 5,2003,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on May 6, 2005, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact Jennifer Jolley, 468-3161) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Site Plan dated <br /> October 6, 2003. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. (Development Title Section 9-610.4) <br /> (2) Parcel 2 shall have a minimum lot width of 330 feet. (Development Title Section 9-610.4) <br /> (3) Parcel 1 shall have a minimum lot area of 1.3 acres. <br /> 2. DEPARTMENT OF PUBLIC WORKS (See the attached memo dated October 22, 2003.) <br /> 3.
