CONDITIONS OF APPROVAL PA-03-539 Mohler Lot Line Adjustment Application No. PA-03-539 was approved by the San Joaquin County Community Development Department on November 5,2003,which is the effective date of approval. Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a Notice of Lot Line Adjustment. This approval will expire on May 6, 2005, which is 18 months from the effective date of approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact Jennifer Jolley, 468-3161) a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Site Plan dated October 6, 2003. b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to conveyance of property through deeds by the owner. Legal descriptions of the lands to be exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community Development Department. The legal descriptions shall be prepared, stamped, and signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: (1) Parcel 1 shall have a minimum lot width of 150 feet. (Development Title Section 9-610.4) (2) Parcel 2 shall have a minimum lot width of 330 feet. (Development Title Section 9-610.4) (3) Parcel 1 shall have a minimum lot area of 1.3 acres. 2.
