PA-0400492 OF CRV <br /> ENTERPRISES (C/O RYAN VOORHEES AND MONTE SEIBEL); (APN: <br /> 183-320-21, 67, 72, AND 79; ADDRESS: 21489 MONDY LANE, LINDEN) <br /> This project is a Major Subdivision application to subdivide four lots that total <br /> approximately 32 acres into fifteen (15) lots of two acres or more each. These parcels <br /> contain a total of 0.3 acre of wetlands that will be preserved. <br /> This project is located on both sides of Reid Road at Mondy Lane and Rose Clover <br /> Lane, southeast of Linden. <br /> Background <br /> On October 4, 2002, the applicants applied for a Major Subdivision at this same location <br /> (PA-0200462). This subdivision application proposed to divide 32 acres into 16 two-acre <br /> parcels. The Planning Commission approved the subdivision on June 19, 2003. The <br /> approval was appealed by the Linden School District. On August 26, 2003, the Board of <br /> Supervisors granted the appeal by the Linden School District and subsequently denied <br /> Major Subdivision application No. PA-0200462. Development Title Section 9-220.14 <br /> states that no application may be accepted if a similar application has been finally <br /> denied during the immediately preceding one (1) year period. The applicant waited the <br /> one year before applying for this application. The current project was subject to a <br /> wetlands delineation study that indicates the existence of 0.3 acre of wetlands that must <br /> be preserved if this project is approved. <br /> Army Corps of Engineers <br /> The Army Corps of Engineers (Corps) sent a memo dated September 1, 2005 that <br /> accepts the wetlands delineation study conducted by wildlife biologist John Ranlett. If <br /> this project is approved, a permit or waiver from the Corps is required before the <br /> issuance of any building permit. <br />
