LMOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 4 ENVIRONMENTAL CHECKLIST
4.16 UTILITIES AND SERyICE
L
The proposed project would house 909 residents at buildout. Assuming 6.6 pounds of non-
hazardous solid waste (that would be disposed of at the Class III Foothill Landfill)are
generated per resident per day, approximately 6,000 pounds or three tons of solid waste
would be generated by the proposed project each day at buildout. This daily solid waste
generation would amount to approximately 1,095 tons per year.
Non-hazardous solid waste generation for Office Commercial and Limited Industrial land
uses in the proposed project is estimated in Table 4.16-2.
L
L Table 4.16-2
Commercial/Office and Industrial Solid Waste Generation
L Solid Waste
Jobs/ Generation Rateb Generation
Land Use Acres Acre° Employees (tons/employee/year) (tons/year)
L Office/Commercial 18.2 44.0 801 1.3 1,041
Limited Industrial 21.5 32.3 694 1.1 763
Totals 39.7 - 1,495 - 1,804
6. Notes: a Specific Plan III,Table 3-14.
b www.ciwmb.ca.gov/WasteChar/DiWRate
L
The total non-hazardous solid waste generated by the proposed project would be
L approximately 2,900 tons per year or 145,000 tons over 50 years. This tonnage represents
approximately 1.07 percent of the remaining capacity of the Foothill Landfill. The impact of
the proposed project on available landfill capacity would be less than significant.
LConstruction of the neighborhoods in Specific Plan III would generate considerable amounts
of waste wood, metal and other materials that could be recycled into useful products or help
L reduce the demand for new construction materials. MHMP Implementation Measure 6.7d)
states "recyclable construction waste shall be separated [from non-recyclable construction
waste], and arrangement shall be made with the County,or on-site recycling services, for
V collection. Recycling of construction wastes shall be made part of the construction
L specifications for contractors." This implementation measure is currently being
implemented, so the volume of construction wastes will be reduced significantly, and the
Limpacts of construction wastes would be less than significant.
g) Comply with federal, state, and local statutes and regulations related to solid waste?
LNon-hazardous solid waste from the Mountain House Community will be collected and
transported to the Foothill Landfill for disposal. Hazardous wastes would be transported to
L Class I or H landfills for disposal. These landfills are licensed and operated in compliance
with applicable federal, state and local statutes and regulations. Therefore, there is no
significant impact associated with the proposed project.
L
4-89
1.
