Educational services would be provided by the Lammersville Elementary School District <br /> (LESD), for grades K-8, and by the Tracy Unified School District(TUSD),for grades 9-12. <br /> As housing units are occupied in the project, K-8 students would attend either Wicklund <br /> School in Neighborhood F or Bethany School in Neighborhood E, prior to the construction <br /> of the first K-8 school in Neighborhood A/B. (See Figure 1.) The Master Plan states that a <br /> new high school 1 (Phase 1)would be constructed when there are approximately 650 high <br /> school students in Mountain House. Until such time that the new high school is <br /> constructed, students would attend West High School located about five miles from the <br /> project in the City of Tracy. <br /> o Public Health and Safety Services. Fire protection and emergency medical response <br /> services would be provided by the Mountain House Community Services District <br /> (MHCSD). The MHCSD provides these services via an agreement with the Tracy Rural <br /> Fire Protection District(TRFPD). TRFPD in turn has a Joint Powers Agreement with the <br /> City of Tracy to provide fire protection services to the Mountain House community.A fire <br /> station to serve the Mountain House Community has been constructed at the corner of <br /> Mascot Boulevard and Tradition Street approximately 1 mile north of the project site and <br /> is currently staffed with a three person engine company. <br /> With respect to emergency medical services, these services are coordinated by the San <br /> Joaquin County Emergency Medical Services Agency and provided to the Mountain <br /> House Community by private ambulance agencies. In addition, emergency medical <br /> services are provided with an ambulance from the Tracy Hospital Ambulance. Response <br /> time to the project site is less than five minutes. <br /> Law enforcement services would be provided by the MHCSD. The MHCSD provides <br /> these services via a contract with the San Joaquin County Sheriff.The County Sheriff <br /> operates its patrol division and jail facilities at French Camp, located approximately 15 <br /> miles east of the Mountain House Community between the City of Stockton and the City <br /> of Manteca. Currently, there is a Sheriffs office located at the Mountain House fire <br /> station. A permanent Sheriffs substation is planned for the Town Center. <br /> o Parks. The proposed project incorporates recreation and open space amenities as <br /> prescribed in Section 7.2.5 of Specific Plan III. A 2.3-acre park site is located adjacent to <br /> the school site and is a part of a much larger neighborhood park located directly south of <br /> C Drive and west of the 2.3-acre park site. The 3.8 acre portion of the PG&E easement <br /> would be developed as an open space/linear park corridor linking the subdivision to the <br /> proposed Community Park and Delta College campus to the south. <br /> o Telephone.Telephone and cable service would be provided by the MHCSD,which may <br /> subcontract with another entity to provide such service to residences in the project area. <br /> o Electrical/Gas Lines. The Modesto Irrigation District would provide electricity and Pacific <br /> Gas and Electric would provide gas service. Construction of the necessary infrastructure <br /> to provide these services would be the responsibility of the two companies. <br /> Architecture and Landscaping. The project would utilize a Spanish Colonial design vernacular for its <br /> public facilities (e.g., neighborhood entries, streetscapes) ,which is consistent with the Spanish <br /> Colonial style required by Specific Plan III (Section 4.3.2)for the proposed K-8 school to be <br /> constructed in the southwest area of the project.All landscape,hardscape and street elements <br /> within the project would be designed and constructed in accordance with the adopted Mountain <br /> House Community Services District(MHCSD)Design Manual and community approvals regarding <br /> specific themes and material variation. <br /> 11 <br />
