PA-0500544 OF GOLDEN STATE INVESTMENTS, <br /> LP (APN: 209-080-25) <br /> The following Community Development Department (CDD) Conditions of Approval (COAs) <br /> are hereby added (or modified) to those listed in the July 26, 2006 Development <br /> Committee memorandum for Major Subdivision Application No. PA-0500544 ('Regents <br /> Gate" or"project'): <br /> 1. Add COA: At least 78 multi-family R-MH residential units ('Townhouses") shall be <br /> built as attached units. [SPIII Section 3.2.2.] Townhouse units shall be attached <br /> along the common wall between the livable area of said units. <br /> Timing: Compliance confirmed prior to the issuance of building permits. <br /> 2. Add COA: Condominiums along Central Parkway shall front or give the <br /> appearance of fronting along Central Parkway. [Master Plan Policy 3.4.2 (e).] <br /> Timing: Compliance confirmed prior to the issuance of building permits. <br /> 3. Add COA: Provide Class III bike routes on all collectors concurrent with the <br /> construction of roadways. [SPIII Implementation Measure 9.9.1.3 (c).] (Also <br /> show on Sheet 3 of the Tentative Map.) <br /> Timing: Note on Improvement Plans approved by CDD and MHCSD. <br /> 4. Add COA: Traffic signals required for the project shall include the latest <br /> technology for bicycle actuation, or if such technology does not exist, pedestrian <br /> equipment to allow cyclist actuation.
