PA-0500544 OF GOLDEN <br /> STATE INVESTMENTS, LP (APN: 209-080-25) <br /> The applicant, Golden State Investments, LP, is seeking the approval of a small-lot Major <br /> Subdivision application ('Tentative Map" or"project')that would create 286 residential lots, <br /> plus mini parks, paseos, and other open space areas, from a parcel 35 acres in size. Of <br /> the 286 residential lots, 154 would be zoned Residential, Medium Density (R-M) and 132 <br /> would be zoned Residential, Medium-High Density (R-MH). <br /> The project is located at the northwest corner of Central Parkway and De Anza Boulevard, <br /> which are yet to be constructed, west of Mountain House Parkway in southeastern <br /> Mountain House. <br /> The Community Development Department has reviewed the application noted above <br /> and offers the following comments and tentative (i.e. provisional) conditions of approval: <br /> 1. Provide and show on the Tentative Map a mid-block pedestrian connection from <br /> De Anza Boulevard to "E" Street (as per Figure 9.7 of the Specific Plan III <br /> document). <br /> 2. Provide and show on the Tentative Map Neighborhood Entries at the <br /> intersection of the north-south collector and Cooperation Street in accordance <br /> with Implementation Measure 4.2.4.3 of the Specific Plan III document and the <br /> MHCSD Design Manual. <br /> I <br />
