these structure(s)shall be Civic Italianate. The design plans for the Community <br /> Gateway Element and the Pylon Sign Structure improvements and any sign located <br /> therein shall be subject to approval by the MHCSD General Manager and shall be <br /> consistent with all Community Approvals including applicable provisions of the <br /> MHCSD Design Manual and any applicable Special Purpose Plan. Timing: Prior to <br /> first Final Map. <br /> If the Community Gateway Element and the MH Business Park Pylon Sign Structure <br /> are combined, the MHCSD shall, in order to facilitate said combining, grant an <br /> easement to Pegasus for construction and maintenance of MHCSD approved <br /> improvements, including landscaping, the pylon sign and any other structures on the <br /> property containing the Gateway Element and the Pylon Sign Structure. Conditions <br /> of the easement shall be subject to approval by the MHCSD General Manager, which <br /> conditions shall include but not be limited to a requirement that Pegasus construct <br /> and maintain at its own expense the property and all improvements thereon, <br /> including the pylon sign,to the satisfaction of the MHCSD and that any modification <br /> to the improvements, including the pylon sign are subject to review and approval by <br /> the MHCSD prior to such modification. Improvements constructed, modified, and <br /> maintained by Pegasus shall be owned by Pegasus, except that if Pegasus or any <br /> successor to Pegasus should abandon the easement, MHCSD shall then own the <br /> improvements on the property with no compensation due to Pegasus. The <br /> architectural style for the combined structure shall be Civic Italianate. <br /> L. The dominant sign at the top of the Pylon Sign Structure shall be the Mountain <br /> House Logo to represent the entire community identity. Pegasus symbol/sign may <br /> be incorporated within the tenant I.D.field of signs. Timing: Improvements Plans for <br /> the Community Gateway shall be approved by MHCSD prior to the approval of the <br /> project's Final Map. Completion time may be modified by the MHCSD General <br /> Manager to reflect construction, weather, budget, or other public interest <br /> contingencies. <br /> M. The Development and Landscaping and other improvements of the Community <br /> Gateway Element shall be installed concurrently with the development of any parcels <br /> adjacent to 1-205 Freeway, or bonded for at the discretion of MHCSD. Timing: <br /> Improvements Plans for the Community Gateway shall be approved by MHCSD prior <br /> to the approval of the project's Final Map. Completion time may be modified by the <br /> MHCSD General Manager to reflect construction, weather, budget, or other public <br /> interest contingencies. <br /> N. Landscaping of Community Entries and Arterial Intersections shall be installed <br /> concurrently with adjacent streets. Entries, including Portal Structure and signage, <br /> shall be designed consistent with all Community Approvals including applicable <br /> provisions of the MHCSD Design Manual, and shall be reviewed and approved by the <br /> MHCSD General Manager concurrently with the adjacent street Improvement Plans. <br /> Timing: Improvement Plans for entries and intersections shall be approved by <br /> MHCSD prior to the approval of the project's Final Map. <br /> O. The design of Landscape Edge Treatments at 1-205,west edge embankment of <br /> Mountain House Parkway from Spatafore Parkway to 1-205, and PG & E Right-of- <br /> Way improvements including paths, alignment, standards, signage, lighting, and <br /> landscaping shall comply with all Community Approvals including applicable <br /> provisions of the MHCSD Design Manual and MHCSD Standards. Timing: Design <br /> plans shall be reviewed and approved by MHCSD prior to approval of the first <br /> building permit. <br /> P. Construction of Landscape Edge Treatments at I-205, west edge embankment of <br /> Mountain House Parkway from Spatafore Parkway to 1-205, and PG & E Right-of- <br /> Way improvements shall be completed to correspond with the development of <br /> 19 <br />
