LODI UNIFIED SCHOOL DISTRICT
FACILITY PLANNING DEPARTMENT
1305 East Vine Street, Lodi, California 95240
December 19 1996
2 3 ;996
V1 U1 f
Mr. and Mrs. George Nahas
11751 N.Jack Tone Rd.
Lodi, CA 95240
SUBJECT: Minor Subdivision Application MS 96-34
Dear Mr. and Mrs. Nahas:
Enclosed is a copy of our letter which we sent to the San Joaquin County Planning
Commission/Community Development Department in response to the Referrals on your Minor
Subdivision applications referenced above. Because there are no State or other local funds for
school construction at the present time, or in the foreseeable future, the District requests that the
owner/developer of any property having the potential for residential development enter into
an agreement for provision of school facilities as mitigation for the potential impact on the
District's ability to house students generated by the new residential units. Basically, this
agreement calls for payment of a "standard supplemental" development fee in the amount of
$2.91 per square foot for each new residential unit. This supplemental development fee would
apply only if a residential unit were constructed on the new parcel being created by these
applications.
We have enclosed two copies of our standard agreement for your consideration, however, the
District would be open to discussion on modifying our standard agreement to accommodate the
particulars surrounding your applications. As soon as we have reached a mutually acceptable
agreement, we will notify the County that provisions have been made for school facilities and
that the District has no objection to the project. Should you have any questions, or if we may
provide additional information, please do not hesitate to call either Lynette Scherer or myself at
(209) 331-7219. We look forward to hearing from you and appreciate your consideration of this
matter.
Sincerely,
Mary Joa Starr
Administrative Director of
Facilities & Planning
MJS/LSS
Enclosure
cc: Gabriel Karam
San Joaquin County Community Development Dept.
Lodi(209)331-7218 Stockton(209)953-8218
Fax 0091 331-7229
