CONDITIONS OF APPROVAL <br /> MS-99-27 <br /> Katzakian <br /> Minor Subdivision Application No. MS-99-27 was approved by the San Joaquin County Community <br /> Development Department on February 23, 2000. The effective date of approval is March 4, 2000. <br /> This tentative map approval will expire on March 4, 2003,which is three years from the effective date <br /> of approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Tina Wehrmeister,468-8477) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Tentative Map <br /> dated December 16, 1999. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 5 gross acres (Development Title Section 9-610.2). <br /> A Deviation may be applied for in accordance with Condition 1.c. to allow Parcel 1 to have a <br /> minimum lot area of 4.55 gross acres. <br /> c. Prior to approval of the Parcel Map, an application for a Deviation to allow Parcel 1 to deviate from <br /> the required lot area of 5 acres must be filed with, and approved by, the Community Development <br /> Department. The Parcel Map may be recorded only after the ten-day appeal period has lapsed if the <br /> Deviation is approved. Any expenses and/or fees associated with processing the Parcel Map, prior <br /> to approval of the Deviation,are at the sole risk of the applicant. <br /> 2. PARK FEES: Due to the relatively small size of the subdivision,less than fifty(50) parcels,the San <br /> Joaquin County Department of Parks and Recreation will require the collection of in-lieu fees for park <br /> development as a requirement for approval of the Map.
