PARCEL 1 TO <br /> CONTAIN 4.55 ACRES AND PARCEL 2 TO CONTAIN 5 ACRES, LOCATED ON <br /> THE NORTHEAST CORNER OF JACK TONE ROAD AND GRASSLAND ROAD. <br /> (DISTRICT4). <br /> APPLICANT: Katzakian Associates, Ltd. APN: 063-270-23 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Jack Tone Road has an existing right-of-way width of 80 feet and a planned right-of-way width of <br /> 84 feet. Grassland Road has an existing right-of-way width of 40 feet and a planned right-of-way <br /> width of 50 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. An Irrevocable Offer of Dedication to result in a 25-foot wide right-of-way from the centerline <br /> of Grassland Road to the property line shall be required across the south frontage of Parcel 2. <br /> (Development Title Section 9-1150.5 (b)) <br /> 3. The frontage improvements for Grassland Road shall be constructed in conformance with the <br /> standards for one-half of a fifty-foot right-of-way rural road. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated construction costs prior <br /> to approval of the Parcel Map. (A $260.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed, legal description of <br /> Parcel 2 and an estimate. The estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for approval. <br /> As an option, the Department of Public Works will prepare the drawing with estimate for an <br /> additional fee of $115.00.) <br /> (Development Title Section 9-1150.2(d)(3)) <br />
